The Position
As a Leasing Manager for GQ’s upcoming premium Build-to-Rent residential residence, you will be responsible for driving leasing performance, maximising occupancy, and achieving revenue targets. Contacting leads, conducting Open for Inspections and processing tenancy applications - This is a highly sales-oriented role, with strong commission-based incentives to reward high performance.
Your success will be measured by your ability to convert leads into leases, build relationships with prospective residents, and deliver an exceptional leasing experience that aligns with our brand’s premium positioning within the luxury market.
Please note - this role is an initial 6 month contract.
Key Responsibilities
Residential Leasing & Sales Performance
Proactively drive leasing activity to meet and exceed occupancy targets.
Qualify leads and convert inquiries into successful lease signings.
Conduct private and group property tours with potential residents, effectively communicating the value proposition.
Develop and execute leasing strategies to achieve maximum revenue per available unit
Customer Engagement & Experience
Build rapport with prospective residents to understand their needs and present tailored leasing solutions.
Ensure a seamless and professional leasing experience from inquiry to move-in.
Conduct follow-ups with leads and nurture relationships to secure future leasing opportunities.
Marketing & Outreach
Engage with corporate leasing partners and relocation agents to generate leads.
Market Analysis & Reporting
Monitor local market trends, pricing, and competitor activity to maintain competitive positioning.
Provide leasing reports, insights, and recommendations to optimize pricing and incentives.
Commission & Incentives
This role is structured with a competitive base salary and a highly attractive commission structure.
High performers will be rewarded based on leasing conversions and revenue growth.
The Successful Candidate
To be successful in this role, the ideal candidate will possess the following attributes and experience:
A current, valid Agents Representative Licence or Real Estate Licence
Demonstrated experience in residential leasing, high end sales / real estate sales, or property management.
A proven track record in leasing up or selling residential units within a single development, such as an apartment complex, build-to-rent community, or large-scale residential project, will be highly regarded
Excellent sales and negotiation skills, driven by a passion for exceeding targets.
Outstanding customer service with a high level of professionalism.
Well-presented and polished, with strong interpersonal and communication skills.
Ability to market and sell lifestyle, community, and experience—not just a property.
Proficiency in using CRM systems, leasing software, and lead tracking tools.
In-depth knowledge of residential rental markets and tenancy regulations.
