About the Role:
The Project Accountant is responsible for the preparation of accurate, timely accounting records for active luxury property developments in collaboration with the Development Manager or Development Director, and in accordance with the accepted policies and procedures of Edge Visionary Living Pty Ltd.
The compilation and maintenance of monthly project financial forecast, together with ongoing communication with debt financiers, is a significant component of this role.
Broadly, the remit of the Project Accountant is the management of project accounting activities, providing financial support and oversight across the end-to-end development lifecycle.
This position reports directly to the Financial Controller.
Key Responsibilities:
Maintenance of monthly project feasibilities, maintained in Excel
Collaboration with Development Directors to ensure accurate costs-to-complete projections for development costs
Collaboration with Marketing Executives to ensure accurate costs-to-complete for sales, marketing and advertising costs
Monthly reconciliation of finance costs to external loan documents and calculation of forecast finance costs across the project life cycle
Investigate month-on-month variances to project feasibilities for reasonability and accuracy
Preparation of Project Control Group reporting for allocated projects, including written commentary on the projected financial performance of the project and funding position
Preparation of monthly management accounts, and annual financial statements for allocated development companies
Ongoing financial business partnering support to Development Directors; for example, scenario analyses, or price sensitivity analyses
Maintenance of funding tables to substantiate monthly drawdown requests from external financiers, including reconciliation to general ledger and trade payables ledger, and classification of transactions to cost items
Liaison with external Quantity Surveyors to assist with their compilation of monthly Progress Drawdown Reports for external financiers
Review of monthly Progress Drawdown Reports for qualitative and quantitative accuracy; for example, reconciliation of builder variations to developer contingency
Compilation of payment recommendation, together with supporting invoices, to facilitate drawdowns from external financiers
Liaison with external financiers to address ongoing enquiries on occurrence
We are seeking:
Prior exposure to the property development industry
No less than two years of experience in a similar role or position
Advanced proficiency with Microsoft Excel
Proficiency with the Jobpac system is preferred, but not essential
Strong analytical skills, coupled with a high degree of attention to detail
Demonstrated initiative to identify, recommend and effect process improvements
Demonstrated ability to communicate effectively with non-financial and operational stakeholders, including Development Managers and Development Directors
Well-developed written and verbal communication skills
Demonstrated ability to manage and achieve competing deadlines
