Our client is a privately owned property developer with diverse business interests across high-rise and land subdivision projects. Currently, the focus is on a
350-hectare land subdivision in VIC, which has seen very positive progress.
They are currently looking for an experienced property analyst join the development team, responsible for accuracy of financial reporting, forecasting and analysis. This extends to supporting the finance team in procuring and managing project funding & reporting requirements for the consolidated business position.
Responsibilities
Project Control
- Working with the Development Manager to establish and manage project feasibility models so it can be assessed against target benchmarks including IRR, EIRR and Development Margin
- Establish and maintain a financial reporting system for development projects.
- Development of tools for the analysis of stage and profit including the allocation of WOL infrastructure to determine profit margin per stage
- Monthly- control of the rollover process for cashflow update
- Quarterly - oversee financial reporting into the PCG process
- Annually -support the development team on the development of Business Plans and setting of Annual Budgets
- Scenario analysis to measure alternative development options
- Benchmarking projects to ensure that outliers are justified
- Audit and cross checking of feasibilities to ensure accuracy
- Identifying and implementing initiatives to improve reporting
- Supporting the team with adhoc analysis & financial reporting
- Providing manager with department financial reporting and analysis
- Variance reporting and ability to interrogate and articulate variances.
- Assisting with the acquisition as required on new business analysis
Project Funding - Modelling and comparing various funding structures.
- Determining the ideal funding structure for project balancing opportunities available: equity various debt options
- Support the preparation of funding applications.
- Liaison with financiers to ensure they have the project and financial information required
- Ongoing reporting to financiers
- Monitoring of projects to ensure they are being managed within funding covenants.
General - Identify, manage and minimize project risks.
- Observe and comply with the company policies at all times.
- Comply with the Company’s Authorities Matrix
- Maintain complete a complete and accurate electronic filing system in accordance with the Company’s filing procedure.
- As required, periodically review consultant and contractor performance
- Ensure corporate objectives are met including high ethical standards at all times.
- Management of time to prioritize key opportunities and meet deadlines.
- Mentor development staff with financial understanding & used of excel and Estate Master for financial analysis
Requirement: - Minimum of 5 years’ relevant experience in property financial analysis role. Land communities are favoured.
- Management of the feasibility and budgets of large-scale projects, using Estate Master or similar program.
- Qualifications: Tertiary qualifications in accounting with strong academic results
- Natural Project Management Skills: An understanding of the sequencing of the development process through acquisition, planning, development, and marketing.
- Strong Communication Skills: An ability to convey clear messages via both written and verbal communications.
- Financial Management Skills: Strong numerical skills & proficient in Estate Master and excel, ability to create, manage and analyze a project feasibility
